Bargain Sales
A “Bargain Sale” is the sale of land or a conservation easement to a qualified nonprofit organization for below market value.
A bargain sale occurs when a landowner or donor intends to make a charitable contribution by selling property for less than fair market value. The most common type of bargain sale is when a landowner makes an actual
sale of property to a charity or nonprofit organization in exchange for cash.
Preserving land by selling it to Placer Land Trust in a bargain sale can provide two forms of financial benefits to the seller: cash from the purchase and tax benefits. A bargain sale also means that Placer Land Trust is able to purchase the property at a reduced price, which is always helpful because we usually need to fund-raise for any land acquisition.
